The cost associated with the improvement projects illustrated on the previous pages have been estimated using best data available from similar projects in the Colorado market. It should be understood that the proposed projects are designed to a conceptual level only at this time and therefore reasonable assumptions have been made for the purpose of assigning a cost opinion. These cost opinions form the basis for the recommended budget for each campus as shown below. Due to uncertainties in predicting future costs, the estimates carry contingency and a two-year escalation factor. The budget summary below includes all costs associated with general construction as well as deffered maintenance, and indirect construction costs such as insurance and general contractor fees. In addition, the budgets include soft costs necessary to complete large improvement projects including, management fees, testing, design and engineering as well as fixtures, furnishings and necessary equipment costs. It is intended that that the budgets below represent total project costs that would not be exceeded in the course of executing the improvements. Below is a summary of improvement project budgets for each campus as well as a total for all projects. |
